Finding the appropriate site to build your new home, will be a far quicker process if one keeps an open mind to opportunities. More often than not, landsites are reused for development where previously stood a property that had fallen into uneconomic disrepair. Although it may seem that an asking price for such a property is disproportionately high, the value stated, will usually be that of the commercial land value whether a property is standing or not. A claim frequently made by self-build, property-seekers is that developers will always be given ‘first options’ on the best land-sites or dilapidated properties.  In short, this is simply not true. However, the element of truth, is that developers are usually both prepared and inclined to pay commercial rates for landsites or dilapidated properties. Their previous experiences would reaffirm their ability to make a good return on the ultimate, developed site. Conversely, a self-build property seeker is less inclined to take a commercial view, having not have had the previous experience to draw upon nor give them the confidence to pay the required commercial rate.
