What is Retained Agency/ Relocation Service?

Retaining an agent is when the agent works exclusively on the clients' behalf to help them find the perfect property to purchase or let, and then negotiate this in their financial interest. This is often also referred to as a Relocation Service.

We appreciate that our retained clients will often have unusual and specific criteria for a property, may be eager to secure their purchase within a defined time-scale and that they wish to keep their purchase confidential. Finding the right property under any such circumstances may be difficult to achieve using a conventional estate agent property search which is why we offer clients our confidential Retained Agency Service/ Relocation Service.

This service involves first researching and considering the full range of relevant properties available from UK agents in the area you are looking. Next importantly, when searching locations you require, we consider properties known to us that have yet to come to the market but whose owners we have built trusted relationships with. These properties are worth highlighting because they are those which are occasionally sold prior to formal marketing and may only be available through our many off-market contacts. There can be varying situations in which this occurs, for example, that of a buyer who bought an investment property but whose circumstances changed and, on our approach and suggestion was willing to take a smaller financial uplift/ profit by selling the property to one of our retained clients.


How it works

After agreeing agent and client terms, we will clearly determine your aims, objectives, property specifications, and expectations. We will then be in a position to define a personalised search criteria and after doing so, we then present to you the properties available in the current property market climate while continuing to explore off-market properties.

Throughout the process we provide you with regular updates, accompany you with in-person or remote viewings, and utilise our expert negotiation to secure you with the best possible price. We then fully oversee the legal and financial processes and can also provide a post-purchase concierge service (subject to pre-agreed fees) to fully manage removals and storage logistics.
