MARLOW FILM STUDIOS GETS THE GREEN LIGHT: THIS IS WHAT IT MEANS FOR THE AREA

Big news for Buckinghamshire! The government has just approved the development of a major new film and TV production hub, Marlow Film Studios, on green-belt land in Little Marlow.

This decision follows significant local controversy, as campaigners, residents, and environmental groups raised concerns throughout the process. However, ministers have now concluded that the economic and creative-industry benefits outweigh the potential harms, giving the project the green light.

WHAT'S BEEN APPROVED?
- The studio complex will be built on a 56-acre former quarry/landfill site near the A404 in Little Marlow.
- It includes 18 sound stages, plus workshops, backlots, offices, supporting facilities, and a “culture and skills academy.” 
- The development has been cleared after a public inquiry earlier this year, the decision was made by the Secretary of State (overriding the earlier rejection by local council). 
- Officials concluded that the economic and creative-industry benefits of the project “clearly outweigh” the potential harms to the greenbelt and landscape.

WHAT ARE THE BENEFITS?
- The studio is expected to bring thousands of jobs, developers and media report up to 4,000 employment opportunities, from production roles to creative-industry support and studio-management roles. 
- It may help attract investment into the area, serving as a boost to the local economy and helping cement the region as a major hub within UK’s booming film and TV industry.

- Green-belt impact: Although the site is previously used land, it is still within the green belt. Opponents argued that building such a large complex could harm the openness and character of the surrounding countryside.
- Traffic and congestion: With thousands of workers and new businesses expected, many residents fear increased congestion on the A404 and local village roads.
- Environmental and wildlife concerns: Local environmental groups raised issues about potential effects on biodiversity, habitats, and nearby open spaces, including the Little Marlow Lakes Country Park area.
- Scale of development: Some feel the project is “too big” for a semi-rural location and could change the area's identity or place pressure on schools, GP surgeries, and local amenities.
